What Is Roof Maintenance?

Roof Maintenance Is A Vague Term, Let's Try Clear It Up.

After having an inspection, or noticing an issue on the roof, or even seeing the dark patch of a leak appear, you may need roof maintenance.

Roof maintence is more than just repairing a problem or patching a leak. It is a holistic approach to looking after your roof. Whereas repairs are important, they are just a part of the process.

At able Roofing, we would recommend the following;

Regular Roof Inspections – check out our blog on this topic. We can advise how often after the initial consultation.

Repairs to the roof as required – which could be anything from replacing cracked and broken roof tiles or waterproofing valley gutters and clearing debris.

Repointing – This is something that should be done every 10yrs or so. Cracked ridge capping cement work can be the weak point in the roof and be the cause of water leaks. This is the backbone of the maintenance and should not be overlooked.

Ventilation – Something we know about in South-East Qld is heat. Ventilation is the process by which hot air is removed from the ceiling space, this can be done via wind powered ventilators (whirly birds) or even powered ventilators. In winter, they help remove the moist air, so they’re a good idea all year round.

At this point you may notice that I haven’t mentioned painting roofs as part of the maintenance process. This is because it’s a cosmetic upgrade for the roof – not something we recommend unless you would like to change the look of the roof.
